That sounds like just about every landlord in the whole world. The key to renting (anywhere) is:
1) READ the contract (more difficult if you are not fluent in the langugage).
2) DOCUMENT the condition of the place. If the deposit is excessive lots of photos and try to get the landlord to sign each one acknowledging the condition of the place.
3) For a vacation rental calculate the price of the deposit in your vacation so you don't lose any sleep if its not returned.

We will be in Colombia from Jan 17/08 until Jan 29/08. Can you give us a quote for renting your condo for that period of time. Also, please advise of all expenses, such as deposit, etc. Thank you.
